Highly successful Operational Lease deal, London Docklands, 2001 to date
In 2001, land was acquired at an attractive site in the Docklands. Although original plans, branding and budgeting had already been determined by a prior hotel operational company, on review of these Shiva identified scope for improvement. As such, Shiva changed the plans to build a higher quality hotel with more services, keeping within the same budget and timeframe. Plant and machinery were shifted from the ground floor to the roof, a restaurant was added in place of these and higher quality furniture and fittings were sourced for better prices from Eastern Europe.
The hotel opened on schedule in 2003 and was branded as a full-service ‘Ramada’. With a less than three year payback period and an 80%+ average occupancy rate, an extension of eighty beds and more conference and meeting room facilities is now being undertaken. Ramada themselves now describe this as their flagship hotel in the UK.
