Securing of highly sought after operational lease deal in Riverside, Derby

When developers declared their interest in securing an operational lease for what was widely recognised as the most attractive leisure development site in the city of Derby, significant interest was generated from the major hotel chains. Travelodge, Marriott and Premier Travel Inn were among those competing to persuade developers that they would be the optimal tenants.

However, Shiva won the deal. The Developers were impressed with their first hand hotel and mixed-use development experience and ideas to re-design the site to maximise hotel revenues, and hence the rental payable and underlying value of the site. Instead of the originally planned health club and leisure centre, Shiva suggested including a second hotel to best exploit the available space and local demand. With a portfolio of brands to choose from, Shiva proposed a Hampton by Hilton and a Holiday Inn which not only targeted the appropriate customer segments, but also made optimal use of every square foot. Indeed, this brand selection enabled a further ten rooms increasing hotel revenue and hence Shiva’s ability to pay an aggressive and guaranteed rental to the developer.

Overview

In arguably the most attractive leisure development in Derby, the 105-bed Holiday Inn and 116-bed Hampton by Hilton sit on the bank of the River Derwent and is part of a substantial mixed use scheme which also comprises a 35,000 square foot casino together with bars, restaurants, offices and a new transport interchange for the city. This development is also adjacent to the 1 million square foot Westfield Shopping Centre and the Riverside multi story car park.
